		<description>The 35% is probably a city-wide average that disguises how dramatic the difference is in certain neighborhoods. Between lower Manhattan and near Brooklyn--Fort Greene, Bed-Stuy, Prospect Heights, Park Slope, etc.--I think it&#039;s way higher than a 35% increase.</description>
